A+ Real Estate Auction Marketing Plan

By Myers Jackson

A successful auction promotion demands that we pay particular attention to each and every detail so that the advertising will reach the segment of the market interested in buying your property.  Our in-house advertising experts will carefully analyze your property to direct informative advertising to that particular segment of the market.  Our sales representatives take pride in showing special attention to every phase of the promotion campaign to assure you that the auction will produce the MAXIMUM price possible at the most EFFICIENT cost. Through our concentrated advertising program, we attract serious buyers with real purchasing power.

AUCTION BROCHURE

Auction magazine
The highlight of the auction marketing campaign will be the auction brochure.  The advertising department at Certifed Real Estate Auctions, will develop an auction brochure that will feature aerial and ground photography, primary information about the property and the salient terms of the auction.  These terms include: date, time and location of the auction, property description, property maps, location maps, deposit requirements, closing and financing information.  These brochures will be mailed to developers, professionals, investors, and landowners throughout the southern United States, and other interested parties from our extensive mailing lists.  The brochures will also be distributed throughout the market area at establishments frequented by known investors.

PRINT MEDIA

Auction Ad
Another primary component of the auction marketing campaign will be the print media campaign in the targeted market area.  The Certified Real Estate, advertising department has designed an advertising format that is both eye catching and appealing to prospective purchasers.  The auction will be advertised in the newspapers beginning approximately 21 days prior to the auction.  The advertisements will be placed on selected pages of each newspaper in order to capture our targeted purchasers and will produce 3,041,455 advertisements per insertion.

INTERNET

Internet
We will place your auction on our website at www.certifiedrealestateauctions.com that will allow millions of people access to information on your property.  The internet address will be published in all print media to allow internet users immediate information on the property.  The website will feature all information about the property including pictures and plats.

SPECIALITY JOURNALS

Horse Magazine
Another primary component of the auction marketing campaign will be the Specialty Journals.  Certified Real Estate has chosen the leading specialty journals and publications in the equestrian farm industry to display announcements of your upcoming auction.  These advertisements enhance the overall marketing campaign and provide broad advertising coverage throughout the industry.

All data received will be processed daily through our computer reporting systems.  Daily reports will be printed and distributed to the management staff handling your property.

SIGNAGE

Prominent signs if applicable will be erected on the property.  This is vitally important to access the local investors and real estate brokerage market.  Signs will also be erected on all major highways leading to the property, directing buyers to the property.  The signs will prominently display "AUCTION", the auction date and time and the toll free telephone number.

United Country Certified Real Estate, representatives will monitor the signs throughout the auction marketing campaign. Any signs not in place will be immediately replaced.

TELEMARKETING

Up to this point, the main focus of the auction marketing campaign has been to direct buyers to call the United Country Certified Real Estate toll free telephone number.  The next phase of the campaign is the telemarketing.  This is where Certified Real Estate, utilizing our aggressive call back program, will talk "one on one" with each prospective buyer.

Our receptionists are provided a specific script and facts sheet providing them with information on the property.  Receptionists will not answer specific questions concerning the property nor will they attempt to sell the property.  Their role is to provide basic property information (as found in the brochure) and to capture the following information:

First Name:
Last Name:
Company Name, If Applicable:
Address:
City:
State:
Zip Code:
Telephone:
When is the best time to reach you?
How did you hear about the auction?

At all times our receptionist will greet callers with a cheerful "Good morning/afternoon, how may I help you?".  The call will also be concluded with a sincere "Thank you for calling".

All data received will be processed daily through our computer reporting systems.  Daily reports will be printed and distributed to the management staff handling your property.  Mailing labels will also be printed from the address information allowing us to mail brochures and property information packets to prospective buyers within 24 hours of lead generation.

Certified Real Estate will utilize an aggressive, sales oriented approach in its callback and follow-up program during the marketing campaign.  Every effort will be made to contact all respondents to the toll free or local telephone number.

PERSONAL CONTACT

In addition to the telemarketing campaign, Certified Real Estate representatives will be in the field canvassing the area surrounding the property.  No other contact with buyers is as beneficial as the personal contact.  Leaving no stone unturned in the search for every possible buyer, Certified Real Estate representatives gain an insight into your property and the surrounding market.  It is this hands-on approach that enables Certified Real Estate to continually be a leader in the field of real estate auction marketing.
